Property Owners : Holiday Rental Services

The properties managed by The Cottage Company Devon are all 4 & 5 star graded by the tourist board to ensure they meet the expectations of our guests. We are only happy to market properties of this quality to our guests to ensure across the board levels of quality.

If your property is already graded to this level and meets our standards we would be very pleased to view it and then add it to our growing selection of great holiday properties.

If you own a suitable property that is ready to rent and you would like to have it let and or managed by The Cottage Company Devon then please contact us. We are happy to view a property and give a decision on whether it would be suitable for rental through us at no cost. 

If you are about to buy or own a property which will need work to become a 4/5 star holiday let and you wish to have a full written report we can inspect and provide a report which outlines in detail exactly what is required to meet the star grade you wish to achieve and detail the items you will need to provide in order to have your property ready for rental through TCCD or any agent you select. We will work with owners to get their property to the level desired and are happy to provide an assessment and then carry out any work required at the agreed costs. The Cottage Company Devon provides two levels of property management:

  1. Bookings and Marketing

Within the bookings and marketing service The Cottage Company Devon will photograph your property, add it to the website, market your property via many marketing channels, process bookings and payments.

The property owner is informed of all bookings and it is their responsibly to arrange for the arrival and changeover of guests. This includes; cleaning & house keeping, laundry collection, guest welcome baskets, waste removal & recycling, gardening and any other issues such as emergency call outs and any on going routine maintenance.

An emergency call out service can be provided at an additional charge which is applicable to each call out. This rate is agreed by prior arrangement. 

This service is well suited to local property owners. For this service we deduct 20% of bookings paid to owners.

There are no set up costs or annual membership fees to add your property to our booking and marketing service, we will photograph your property and add it to our website and booking system for free.

Please contact us to discuss the expected annual rental yields and any additional services and there respective rates and charges.

We do not restrict property owner use at any time of year. If owners choose to use their properties in the peak weeks of the year the annual property income will be lower than expected. All property owners will be asked to sign our terms and conditions and are subject to a minimum 12 month contract. 

  1. Full Property Management Including Bookings and Marketing

Within the full management service The Cottage Company Devon will photograph your property, add it to the website, market your property through various channels, process bookings & payments, employ cleaners & house keepers, arrange and pay for laundry collections, provide guest welcome baskets, arrange for rubbish collection and recycling and provide emergency call outs.

This service is ideally suited to overseas or long distance property owners who wish to have limited involvement. For this level we deduct 45% of bookings paid to owners.
